Common Hot Water Problems and Their Causes

No Hot Water at All

Not Enough Hot Water

Running out of hot water faster than usual often indicates sediment build-up in the tank, a partially failed element (electric) or an undersized system for your household. We can flush the tank to remove sediment or advise on upgrading to a larger capacity unit.

Water Too Hot or Not Hot Enough

Inconsistent temperatures typically point to a faulty thermostat or a failed tempering valve. Under AS 3498, all new hot water installations must include a tempering valve that limits delivery temperature to 50 degrees Celsius at bathroom fixtures to prevent scalding. If your system was installed before this requirement, we strongly recommend adding a tempering valve.

Leaking Tank

A leaking tank is usually terminal — it means the glass or enamel lining inside the tank has cracked, allowing the steel shell to corrode. While we can replace TP valves and inlet/outlet connections, a leaking tank body requires full replacement.

Strange Noises

Banging, popping or rumbling sounds from a hot water tank are caused by sediment build-up on the element or burner. Flushing the tank resolves this in most cases. If the noises persist, the element or anode rod may need replacement.
